The Proposed Development consist of a 50-storey tall residential building set back 7.5 metres from Roehampton Avenue in order to provide for improvements to the Park Street Loop landscaped frontage (Figure 15, Figure 15 and Figure 171 The proposed use of the building is residential. The Proposed Development is of a point-tower and podium built form with the podium (“base building”) element being four storeys in height, with the tower portion rising above following a 3.0 metre upper-storey stepback along the Roehampton Avenue frontage.
The primary pedestrian entrance is located along Roehampton Avenue. The interior western portion of the ground floor is comprised of indoor amenity with associated outdoor amenity within the west side yard and rear yard. Back-of-house activities including solid waste storage, staging and loading are located within the southeast portion of the ground floor. The primary vehicle access is proposed from Roehampton Avenue leading to two (2) short-term pick-up and drop-off spaces within the ground level, one Type “G” Loading Space, one Type “C. Loading Space, and the ramp to the proposed three underground levels of resident and visitor parking.
As it relates to setbacks and building placement, the podium of the Proposed Development is set back 7.5 metres from Roehampton Avenue. The podium is further set back between 5.5 metres and 9.0 metres from the west property line, 5.5 metres from the south property line, and between 0.0 metres and 9.0 metres from the east property line, where the 0.0 metre setback portion of the massing creates a street wall condition along Roehampton Avenue.
The Proposed Development further provides for 12.5 metre tower 00 100 line setbacks within the east side yard, west side yard, and rear (south). On the eastern elevation, tower step backs range from 3.5 metres 00 12.5 metres. On the south elevation, the tower is stepped back 6.7 metres above the base-building. Last, on the western elevation the tower is stepped back between 3.5 metres and 7.0 metres above the base-building.
