Capital Developments and Metropia have submitted Zoning By-law Amendment applications to the City of Toronto in an effort to redevelop 170 Roehampton – located on the northwest corner of Roehampton Avenue and Redpath Avenue in Midtown – into a brand new, 46-storey condo.
The property is L-shaped and is currently occupied by a seven-storey multi-unit residential building containing 53 units, 15 of which are currently are or most recently have been used as rental units. The application proposes to demolish the existing building to make way for the proposed tower.
Proposed for the site is a 46-storey condo designed by Sweeny &Co Architects, that is stepped back from a five-storey base building and a 12-storey mid-rise component. A total of 630 residential units are proposed, of which 20 would be rental replacement units located in the base building.
The proposal’s mix of units would be 21 studios (3%), 360 one-bedrooms (57%), 186 two-bedrooms (30%), and 63 three-bedrooms (10%). All 630 units would be serviced by just four elevators – offering an elevator to unit ratio of one to 158. There are no minimum standards in Ontario for elevators per unit, but a generally accepted ratio is one elevator for each 100 residential units in a high-rise tower.
The main residential entrance to the proposed building would be located off of Roehampton Avenue, where the base building would be recessed to make way for an open plaza POPS (Privately Owned Publicly accessible Space) on Redpath north of Roehampton.
Also proposed within the base building are a 130m² double height retail space and a 133m² childcare centre, each of which would have entrances off Redpath. Four two-storey townhouse units would each have entrances fronting onto Roehampton.
